I can’t believe the holiday season is upon us! When the winter months come around, a lot of people assume they should wait until the spring to buy or sell. The truth is now is a fantastic time to both buy and sell.

Inventory has increased by 18.9 percent from last month. That means buyers have more selection. Pending sales have also increased. What does that mean? Homes are selling quickly; the inventory being placed on the market is being gobbled up.

Buying and New Construction

My goal is to help you make the best real estate decisions. When you buy a home or purchase a new construction home, you want the best property for the best price. So, how do you avoid the pitfalls that so many buyers fall into?

The first thing you need to do is sit down with an expert. Together you can plan a buying strategy that fulfills all our needs. What is it that you most want in a home?

An expert can also help you stay within a budget. Often, buyers visit a model home and fall in love with the fully upgraded kitchen not knowing that it will add on an excessive cost.

Is Now a Good Time to Buy?

I get asked all the time whether now is a good time to buy and sell. A lot of people are concerned about the rising prices and the rising interest rates.

Well, the truth is none of us can predict the future, but we can look at past trends. Money is cheaper than it has ever been! With interest rates at 4.3 percent, we are experiencing historical lows.

That means for every $100,000 you borrow, you will pay roughly $500 a month in a mortgage payment. That’s a $300,000 home for only $1,500 a month!

Buying is cheaper than renting now. Especially because many previous homeowners who did short sales aren’t able to get a loan, it’s causing rental prices to go up.

Take advantage of this market. It truly only comes around once in a generation. It is the perfect time to build equity and lock in the lowest rate possible.

July 2013 Market Update




Hey everyone! Welcome to my video real estate blog. Lately, I’ve been getting so many questions about the what’s happening in our Jacksonville market, what interest rates are doing, is now the time to sell, etc. that I wanted to create this blog to help answer all your real estate questions.


So, here’s a little update on what went on in July. Year-over-year, the median sales price is up 25.7 percent!


What does that mean? If you bought a home last year for $200,000, you have equity of more than $50,000 now! What’s interesting about that is we also had an increase in inventory last month; there were 3,045 new listings, a 41.8 percent increase.


It’s a great time to work with an expert on a strategic home buying strategy and find out what you need to do to win and acquire equity in today’s market.
